Dollars or colones: where colón buyers face less competition
In Alajuela province, 55% of home-for-sale listings are priced in US dollars in October 2026, but the split changes a lot from one canton to the next. Buyers paying in colones face less competition where the dollar weighs least: Palmares (22%), San Carlos (26%), Grecia and Poás (33% each).
In which cantons of Alajuela does the dollar weigh least?
| Area | Listings | Priced in US$ | Median of those priced in colones | Median of those priced in US$ |
|---|---|---|---|---|
| Alajuela province | 1,702 | 55% | US$196,000 | US$380,000 |
| Atenas | 272 | 75% | US$196,000 | US$400,000 |
| San Mateo | 36 | 67% | US$293,000 | US$408,000 |
| Orotina | 73 | 63% | US$200,000 | US$355,000 |
| Alajuela | 747 | 62% | US$196,000 | US$385,000 |
| Naranjo | 63 | 60% | US$159,000 | US$415,000 |
| San Ramón | 114 | 42% | US$178,000 | US$309,000 |
| Poás | 30 | 33% | US$174,000 | US$573,000 |
| Grecia | 172 | 33% | US$228,000 | US$300,000 |
| San Carlos | 129 | 26% | US$176,000 | US$266,000 |
| Palmares | 41 | 22% | US$154,000 | US$223,000 |
Alajuela province has 1,702 home-for-sale listings and 55% are priced in dollars. The rest are priced in colones, and that is the group a buyer using a colón loan or colón savings competes with directly. The share varies a lot: in Atenas it reaches 75%, in San Mateo 67%, in Orotina 63% and in the central canton of Alajuela 62%. Our reading: in those cantons, a buyer paying in colones sees a narrower showcase and must negotiate with sellers who think in dollars.
At the other end are Palmares, with 22%, San Carlos, with 26%, and Grecia and Poás, with 33% each. There most listings are priced in colones, so comparing prices is more direct. Our reading: if your budget is in colones, these cantons offer more options without depending on the exchange rate. To see each canton separately, start from the homes for sale in Alajuela and filter by area.
A caveat on sample size: Poás has 30 listings and Palmares 41, small numbers in which a single new listing moves the percentage. Read them as a signal, not a rule. Cantons with more than a hundred listings, such as San Ramón with 114 or San Carlos with 129, offer steadier figures for deciding, and Atenas, with 272 listings, and the central canton, with 747, are the firmest readings in the province.

Homes priced in dollars are asked at much higher prices
In almost every canton, the median of listings priced in dollars is well above that of listings priced in colones. In the province, US$196,000 versus US$380,000. In Atenas, US$196,000 versus US$400,000; in Naranjo, US$159,000 versus US$415,000; in Poás, US$174,000 versus US$573,000, more than triple, though with only 30 listings. Grecia (US$228,000 and US$300,000) and Palmares (US$154,000 and US$223,000) show the shortest gaps.
Our reading: they are not the same product. Homes priced in dollars may target a buyer with a different income level, and buyers paying in colones rarely compete with them; their real rival is the house near the median of US$196,000. Atenas illustrates it: the median in colones is US$196,000, but three out of four listings are priced in dollars, so colón-priced supply is the minority. For that canton, review the cheap homes for sale in Atenas before widening the search.
What median price do the cantons of Alajuela ask?
| Area | Median price | Lower quartile (P25) | Upper quartile (P75) | Listings |
|---|---|---|---|---|
| Alajuela province | US$272,000 | US$172,000 | US$465,000 | 1,702 |
| San Mateo | US$390,000 | US$205,000 | US$545,000 | 36 |
| Poás | US$358,000 | US$141,000 | US$613,000 | 30 |
| Atenas | US$350,000 | US$213,000 | US$614,000 | 272 |
| Alajuela | US$293,000 | US$174,000 | US$500,000 | 747 |
| Naranjo | US$280,000 | US$160,000 | US$499,000 | 63 |
| Orotina | US$265,000 | US$174,000 | US$495,000 | 73 |
| Grecia | US$239,000 | US$195,000 | US$340,000 | 172 |
| San Ramón | US$233,000 | US$152,000 | US$348,000 | 114 |
| San Carlos | US$196,000 | US$130,000 | US$283,000 | 129 |
| Palmares | US$163,000 | US$137,000 | US$243,000 | 41 |
The province's median is US$272,000. The highest cantons are San Mateo, at US$390,000, Poás, at US$358,000, and Atenas, at US$350,000. At the low end, San Carlos asks US$196,000 and Palmares US$163,000. Atenas also has the highest price per built square meter in the table, US$1,667. The district detail is in the home prices in Alajuela.
Our reading: combine this table with the previous one. Atenas and San Mateo are both expensive and heavily dollar-priced, which leaves little room for buyers paying in colones. Palmares and San Carlos are the cheapest and also among those with the fewest dollar listings: there a colón budget goes further and competes on more even terms. Remember these are asking prices in listings, not closing prices, so negotiation can move the final figure.
Where is there more interest in each home?
| Area | Active listings | Views per listing | Inquiries in 90 days | Inquiries per 100 listings |
|---|---|---|---|---|
| Alajuela province | 1,702 | 1.3 | 86 | 5.1 |
| Poás | 30 | 4.5 | 4 | 13.3 |
| San Carlos | 129 | 2.8 | 15 | 11.6 |
| Grecia | 172 | 1.5 | 18 | 10.5 |
| San Ramón | 114 | 1.9 | 11 | 9.6 |
| San Mateo | 36 | 2.2 | 2 | 5.6 |
| Orotina | 73 | 1.5 | 4 | 5.5 |
| Palmares | 41 | 1.3 | 2 | 4.9 |
| Atenas | 272 | 1.3 | 13 | 4.8 |
| Naranjo | 63 | 1.4 | 3 | 4.8 |
| Alajuela | 747 | 0.7 | 14 | 1.9 |
The province gets 1.3 views per listing over 30 days and 5.1 inquiries per 100 listings over 90 days. Poás tops the table: 4.5 views per listing and 13.3 inquiries per 100. San Carlos follows, with 2.8 views and 11.6 inquiries, and Grecia, with 10.5 inquiries. At the opposite end, the central canton of Alajuela, with 747 listings, barely reaches 0.7 views per listing and 1.9 inquiries per 100.
Our reading: the highest interest coincides with cantons where the dollar weighs less, but it also means more buyers are looking at each home. In San Ramón, with 114 listings and 42% in dollars, there are 1.9 views per listing and 9.6 inquiries per 100; it is worth looking at the homes for sale in San Ramón as a middle option. In Poás, with few listings, it pays to follow the homes for sale in Poás often and decide quickly.
What we would do with these numbers
- If your loan or savings are in colones, start with Palmares: review the homes for sale in Palmares, where only 22% are priced in dollars.
- Consider San Carlos, with a median of US$196,000 and 26% in dollars, in the homes for sale in San Carlos.
- Compare Grecia with your budget in the home prices in Grecia, where the gap between currencies is short.
- In Atenas and San Mateo, ask each seller to confirm the payment currency and the exchange rate before the first visit.
Frequently asked questions
Can I pay in colones for a house priced in dollars?
It depends on the seller. In Costa Rica it is common to accept payment in colones at the exchange rate on the signing date, but you should agree on it in writing from the offer stage. Ask which exchange rate will be used and who absorbs the difference if it changes before closing. A lawyer or notary can draft that clause clearly.
Why is the median in dollars higher than the median in colones?
The data do not explain the cause, but they show the pattern: in the province, the median priced in dollars is US$380,000 and the median priced in colones is US$196,000. Each group likely gathers homes with different characteristics, for example larger homes or areas more sought after by foreign buyers. That is why it makes sense to compare only listings in the same currency.
Are these the prices paid at closing?
No. They are asking prices in active listings, not closed sale prices. The final amount depends on negotiation, the condition of the house and the payment terms. Use them as a reference to compare cantons and currencies, and confirm the value with an appraisal if you will apply for a loan.
Methodology: the source is active listings on Anuntico in October 2026. An area needs at least 10 listings to appear. Prices listed in colones are converted to dollars at the source's exchange rate, ₡460 per US dollar. These are asking prices in listings, not closed sale prices.
