Frequently asked questions

How is how much I can afford calculated?

In Income mode we take a share of your net income (minus your debts) as the maximum payment; in Payment mode we use the payment you enter directly. From that payment, the rate and the term we compute the maximum loan and, adding the down payment, the home price you can finance.

What share of income do you use?

We use around 35% of net income as the ceiling for the housing payment, a common range for lenders in Costa Rica. Each bank applies its own policies.

What is the saved down payment for?

The down payment is the up-front amount you pay yourself. If you enter how much you have saved, we adjust the maximum price so it doesn't exceed what your down payment can cover.
