San Rafael Abajo, Desamparados, San José real estate: investing guide
Overview
San Rafael Abajo, Desamparados, San José real estate is a small urban district in the canton of Desamparados, in San José province, Costa Rica. It covers 2.0 km² (0.8 sq mi) and its postal code is 10311. It is district number 11 of the canton.
The properties for sale here are houses, apartments or condos and commercial spaces, so a purchase is mostly about city living or a small urban asset rather than land or farms.
What people buy here
Given what is listed, the clearest profile is the buyer who wants a home in a built-up area: a house for a family or an apartment or condo for a smaller household or a first purchase in Costa Rica.
Buying to rent is a second path. An apartment or a house can be rented out later, and a purchase held that way is a long-term investment, so the rental income you can realistically expect should be checked with local agents. Commercial spaces suit people who want a place for their own business or a unit to lease. Lots to build and farms are not listed at the moment, so this is not the zone for a build-from-scratch plan.

Property types
When there are enough listings, this page shows above how many properties of each type are for sale. These are the types listed here and what to look at in each:
- Houses: structural condition, roof, plumbing and wiring, street access and parking, and whether the built area matches what is registered.
- Apartments or condos: monthly fees, what they cover, the state of common areas, parking and storage, and the rules on renting units out.
- Commercial spaces: the permitted use, street frontage, access for customers and deliveries, and the permits the activity needs.
Why buy here
The main strength of this district is its position close to the capital. In a straight line, downtown San José is 4.8 km (3.0 mi) away, and the canton seat, Desamparados, is 1.4 km (0.9 mi) away. Juan Santamaría International Airport (SJO) is 17.6 km (10.9 mi) away in a straight line.
The district is not coastal, so there is no beach-front land and no maritime-terrestrial zone to consider. It sits in the Central Valley of Costa Rica, an inland, urban part of the country.
What to check before buying
- Before investing, order a title search at the National Registry (Registro Nacional): who owns the property and whether it carries mortgages, liens or annotations.
- A registered survey plan (plano catastrado) that matches the title and what you see on the ground: boundaries, size and access.
- A land-use certificate (uso de suelo) from the Municipalidad de Desamparados and, where one exists, the canton's zoning plan, to confirm what can be built and for what use.
- Property tax (Law 7509) and municipal services paid up to date.
- For apartments or condos, the condominium bylaws and proof that fees are paid up (Law 7933).
- The transfer is done by public deed before a Costa Rican notary and pays the transfer tax (Law 6999); ask for the full closing-cost breakdown before signing.
Getting around
The district borders San Sebastián (canton of San José), Desamparados, San Juan de Dios, San Rafael Arriba and Concepción (canton of Alajuelita). That puts it in a continuous urban fabric rather than on its own.
Official neighbourhoods include Ángeles, Autofores, Balboa, Coopelot, Gardenia, Higuerones, Leo and Mónaco. Others are Sagitario, Santa Cecilia, Tejar, Treviso, Unidas, Valencia and Vizcaya. Real travel time depends on the hour and the road, so visit at the times you would actually commute.
How to buy
A purchase usually starts by comparing similar properties in the area, then working with a local agent who knows the neighborhoods. Once you agree on a price, a Costa Rican notary prepares the public deed and registers the transfer, after a title search confirms the owner and any encumbrances.
Foreigners can own titled property in Costa Rica with the same rights as citizens (Article 19 of the Constitution), with the exceptions the law sets. Agencies and agents with listings in the zone appear further down this same page, and Anuntico lists their properties.
