Which Alajuela canton pays the most rent on a house
Buying a house in Alajuela to rent it out yields a median gross return of 6.6% a year across the province, but the gap between cantons is wide: San Ramón reaches 10.3% and Atenas sits at 4.9%. These are asking prices from October 2026 listings, before expenses, taxes and vacant months.
What gross yield does a house earn in each canton?
| Area | Median sale price | Median monthly rent | Gross annual yield |
|---|---|---|---|
| Alajuela province | US$272,000 | US$1,489 | 6.6% |
| San Ramón | US$233,000 | US$2,000 | 10.3% |
| Grecia | US$239,000 | US$1,522 | 7.6% |
| Naranjo | US$280,000 | US$1,700 | 7.3% |
| Alajuela | US$293,000 | US$1,500 | 6.1% |
| Orotina | US$265,000 | US$1,098 | 5.0% |
| Atenas | US$350,000 | US$1,427 | 4.9% |
The table ranks the cantons of Alajuela with the same formula: median monthly rent times twelve, divided by the median sale price. The province as a whole yields 6.6%. Above that level are San Ramón (10.3%), Grecia (7.6%) and Naranjo (7.3%). Below it are the central canton of Alajuela (6.1%), Orotina (5.0%) and Atenas (4.9%). That is a large difference for cantons that share the same valley and much of the same road network.
Our reading: the spread matters more than the average. A buyer who assumes the provincial median expects 6.6%, but depending on the canton the figure can be much higher or noticeably lower. To compare buying and renting in the same place, review the homes for sale in Alajuela together with the homes for rent in Alajuela, not just one of the two lists.

Why does Atenas yield less despite so many listings?
Atenas has 272 sale listings and a median price of US$350,000, higher than the US$293,000 of the central canton of Alajuela, which has 747 listings. Its lower quartile is US$213,000 and its upper quartile US$614,000. With a median rent of US$1,427, the math comes out at 4.9%. Buyers looking for a lower entry point can check the cheap homes for sale in Atenas, and the detail by district is in the home prices in Alajuela.
At the other end, San Ramón asks a median of US$233,000 across 114 listings, and Grecia US$239,000 across 172. Orotina sits at US$265,000 with 73 listings. Our reading: the purchase price, more than the rent, explains the order of the table. If you want to see how much supply there is before running numbers in San Ramón, start with the homes for sale in San Ramón; these are asking prices, not closing prices, and negotiation can move the final figure.
How much rent do owners ask in each canton?
The province has 180 rental listings for houses and a median of US$1,489 a month. Naranjo asks the highest, US$1,700, but with only 11 listings, so the figure is delicate. Grecia asks US$1,522 across 23 listings, the central canton of Alajuela US$1,500 across 104, and Atenas US$1,427 across 22. The medians sit close to one another, much closer than the sale prices do.
Our reading: when rent varies little and purchase prices vary a lot, the price decides the yield. The central canton of Alajuela also shows the widest spread: its lower quartile is US$1,043 and its upper quartile US$3,125, so the median of US$1,500 hides houses of very different profiles. Before buying to let, compare your house with those on its own street, not with the whole canton.
What does gross yield leave out?
Gross yield is a figure before expenses, taxes and vacant months. A house with a 10.3% gross yield can end up well below that after maintenance, insurance and months without a tenant. It also says nothing about how the property's value rises or falls, and the rent is compared with what owners ask, not with what tenants pay when they sign.
A note on San Ramón: its 10.3% figure appears in the yield table, but the canton does not appear in the rent table of this report, so it should be read with caution and the homes for rent in San Ramón checked first-hand. The same applies to Orotina: our reading is that, at 5.0%, the homes for sale in Orotina are better judged for their own use than for their rent.
What we would do with these numbers
- Compare sale and rental supply in San Ramón before accepting the 10.3% figure: review the homes for rent in San Ramón and confirm how much real supply exists, here homes for rent in San Ramón.
- If you are already considering Atenas, set the purchase price against what owners ask to rent: the homes for rent in Atenas ask a median of US$1,427.
- For Grecia, keep in mind that the 7.6% yield rests on 23 rental listings: look at the homes for rent in Grecia one by one.
- Deduct expenses, taxes and at least a few vacant months from the calculation before comparing with other investments.
Frequently asked questions
Is gross yield what ends up in your pocket?
No. Gross yield divides annual rent by the sale price, before subtracting maintenance, insurance, taxes and the months the house has no tenant. The figure left over is always lower. It is useful to compare cantons with the same rule, not to promise a result. A lawyer or accountant can help estimate the costs of your specific case.
Is it wise to buy in the canton with the highest yield?
Not necessarily. San Ramón leads with 10.3%, but its figure should be read together with the depth of supply and tenant demand, which this report does not fully measure. A high yield can reflect a low price because of location or the state of the house. Visit the area, compare several houses and confirm the rent with local brokers.
Why do not all the cantons of Alajuela appear?
A zone needs at least 10 listings to appear in a table. The yield table shows six cantons and the province. Other cantons, such as San Mateo, Poás, San Carlos or Palmares, have sale listings but not enough rental listings to calculate a yield, and so they are not included in the comparison.
