The national median fell from US$1,957 in September to US$1,800 in October, down 8.0%. Only two provinces rose: Guanacaste, from US$1,769 to US$1,825 (+3.2%), and Cartago, from US$1,160 to US$1,174 (+1.2%). Heredia slipped 6.9%, San José 12.4% and Puntarenas 13.8%. San José contributes most of them: 663 listings and 37 new ones, with a median of US$2,100. Next come Alajuela, with 180 listings and 14 new ones, and Heredia, with 220 and nine. Guanacaste adds 50 listings and seven new ones; Cartago, 78 and four; Puntarenas, 41 and three.

77% of homes for rent in the country are priced in dollars. San José reaches 86%, Guanacaste 76%, Heredia and Alajuela 71%, Puntarenas 56% and Cartago only 38%. The price gap is large: the median of those priced in colones is US$1,196, and that of those priced in dollars is US$2,000. In San José, the gap runs from US$1,380 to US$2,300.

Cartago, where colón listings predominate, has lower medians in both currencies than San José. Our reading: Cartago combines little supply, 78 listings, with the highest interest, so a good home there rents quickly. In Heredia, with 220 listings, the homes for rent in Heredia also draw inquiries above the national average. Nationwide, 343 of 1,241 listings ask US$1,400 a month or less, 28%. Cartago leads with 50 of 78 (64%), followed by Puntarenas with 26 of 41 (63%). Alajuela reaches 46%, Guanacaste 43%, Heredia 27% and San José 15%, with 99 of 665 listings. Anyone with that ceiling can explore the homes for rent in Costa Rica under US$1,400 a month.
