How much does each canton of Alajuela ask for a house?
Alajuela province has 1,722 listings of homes for sale with a median of US$272,000. By canton the spread is wide: Poás asks US$407,000 and San Mateo US$391,000, but both have few listings (30 and 39), so their medians move with only a few houses. Atenas, with 279 listings, asks US$350,000, and Orotina, US$300,000.
At the other end are Palmares, at US$163,000, and San Carlos, at US$185,000. The central canton of Alajuela, the one with the most supply at 774 listings, sits at US$293,000, and Grecia and Naranjo coincide at US$261,000. San Ramón asks US$228,000. The gap between the cheapest and the most expensive canton is more than double.
Our reading: among the five cantons with more than 100 listings, Atenas is the most expensive in Alajuela, and anyone guided only by the provincial median will underestimate what is asked there. If your budget is smaller, it makes sense to start with the cheap homes for sale in Atenas.
Where is there more interest in each house?
Demand does not follow price. San Carlos gets 3.4 views per listing and 19.8 inquiries per 100 listings, and San Ramón 3.5 and 15.2; both are among the cheapest cantons in the province. Poás and Grecia follow with 13.3 and 12.9 inquiries. The province as a whole averages 1.7 views per listing and 6.7 inquiries per 100.
Atenas has 1.8 views per listing and 3.6 inquiries per 100, and the central canton of Alajuela, 1.1 and 3.9. Our reading: where supply is large, as in Atenas with 279 listings, interest is spread across more houses and each receives less, which can give room to negotiate, though it is no guarantee.
