How is coverage calculated?
We compare the area's typical monthly rent with the property's monthly cost: the payment on a mortgage over the typical home price (at the down payment you choose) plus property tax. If the rent matches or beats that cost, the rent covers the mortgage.
What rate and term are used?
We use the Costa Rican market reference rate and term for the currency (dollar loans are cheaper but need a larger down payment). You can adjust the down payment; to fine-tune the rate, use the mortgage calculator.
Are these figures net?
No: yield and cash flow are gross, before vacancy, management, upkeep and other costs. They are a quick reference, not a financial statement.
